Flat pricing.
Pick your tier.

AI estimating, AI takeoff, scheduling, cash flow, AIA-style pay apps, public bids, vetted sub directory, client portal — all in one app. No per-project fees, no add-on modules. Four tiers so you only pay for the AI quota you'll actually use.

Free forever on your first project · No credit card · Cancel anytime

Straight answer before you read the prices: we cannot take your card yet.

The free plan is live right now at app.mageid.app — one project, end to end, no card, nothing to install. The paid plans are not self-serve yet: our payment processor is still in sandbox and the iPhone app is in TestFlight rather than the App Store. Until both are done, a “Buy Pro” button would take you to a register that cannot ring. So the prices below are what you will pay, published so you can plan and compare, and the buttons put you in touch with us instead of pretending otherwise.

Ask for access and we turn your plan on and send the TestFlight invite, usually the same day.

Seats, in full, because a limit you meet in an invite dialog is not a limit.

  • Field seats are unlimited and free on every plan, permanently. Every sub, foreman and lead carpenter you put on a job gets the schedule, tasks, daily reports, photos and RFIs at no charge. Not a trial and not a portal-lite. Their field data is what teaches your cost book; charging for it would tax the thing that makes the product work.
  • Office seats — the ones that can see margin and financials — are included on top of your own login: two on Pro, five on Business, fifteen on Enterprise. The account owner never occupies a seat, so Pro fits a three-person office (you plus two) and Business fits six. A four-person office is a Business plan at $79. Free has no office seats, because collaboration is a paid feature.
  • There is no per-seat fee at any tier. Not for field, not for office. Going past the included office seats asks you to move up a plan; it never quietly adds $15 to your bill, because we will not promise a charge our billing cannot actually take.

  • Everything in Business, plus —

  • 40 advanced AI calls / day (vs 18)
  • 100 drawing analyses / mo (vs 50)

  • 300 PDF takeoff pages / mo (vs 100)
  • The same direct line to the founder, plus a standing 30-minute call whenever you want one

The real comparison.

Most GCs already pay for a stack of point tools. Here's what that costs vs. one MAGE ID Pro.

Pro replaces 4 separate subscriptions.

Basic PM tracker
$10–20/mo
Standalone takeoff
$200–500/mo
Cost-book sub
$50–100/mo
Bid lead service
$100–300/mo
MAGE ID Pro · all of the above
$29/mo

Priced individually, the eight categories a GC typically pays someone for — CRM, estimating, scheduling, document and photo storage, field ops, punch, client portal and pay applications — run $396–$703 a month, midpoint $549. Every line of that total is itemised here, vendor by vendor, so you can disagree with any of it — and it is the only stack figure anywhere on this site, deliberately. MAGE ID Pro is one subscription, one bill, one app.

One app. Every tool a GC needs.

Estimating, takeoff, scheduling, cash flow, AIA-style pay apps, bids, the sub directory, and the client portal — they all live behind one tile grid, on the phone you already carry. No add-on modules, no per-project fees, no separate logins.

Pricing questions, answered.

Are subcontractors free?

Yes. Subs you invite to a project never pay. They get the sub portal — daily progress, schedule, photos, COIs, prequal, RFIs — for free, on the GC's plan.

Are clients (homeowners / owners) free?

Yes. Homeowners get the client portal — schedule, selections, daily updates, contract, payments — without ever creating an account. Just a magic link.

Are there per-project fees?

No. Pro is unlimited projects. Most enterprise platforms charge $50–200 per active project; we don't.

What does "Free forever" actually cover?

The Free plan is free forever. One active project, daily reports, a basic schedule, and a few free AI trials — so you can run a job before you pay. The live client portal is a Pro feature.

Is there an annual discount?

Yes — every paid tier has an annual plan, and Enterprise’s discount is the steepest.

What we are not doing on this page is printing a yearly dollar figure, and you should know why rather than assume we forgot. Four different annual numbers were circulating across five pages of this site until September 2026. Not one of them came from the store — they came from people doing arithmetic on different pages. The figure that belongs here is whatever the store product actually charges, and that listing is not live yet (see the note above the prices: we cannot take your card at all today). When it is, the number goes in this one place and nowhere else, so it cannot drift again.

Until then the monthly rate is the whole price list — Free, Pro $29, Business $79, Enterprise $150, per company, per month — and the app shows you the exact amount before you confirm anything.

Month-to-month at $29 comes to $348 over a year if you never switch to annual; where another page quotes that figure it says so, because a month-to-month total printed as if it were the annual price is the kind of small dishonesty that makes a buyer re-check every other number on the site.

What's the difference between Business and Enterprise?

Same feature set. Higher AI quotas. Business already includes the full stack — Cost X-Ray, the Bid Advisor, Ask Your Plans, Track Record, the margin engine, safety management, WIP reporting, and crew/worker profiles on top of everything in Pro. Business is sized for a typical multi-office GC (80 daily AI requests, 50 drawing analyses/mo). Enterprise nearly doubles those caps for teams running AI-heavy workflows — drawing analyses, photo triage, spec extraction at scale. If you're hitting Business caps two months in a row, Enterprise will pay for itself in time saved.

Does it do accounts payable?

No — and here is exactly where the line is, because a bare “no” would mislead you in both directions.

What it does do. Photograph a sub’s paper bill or a supply-house invoice and it is read, checked with you, and posted as a cost against the right job and the right cost code (that is Scan Anything, on Business). Subs you have set up with a portal submit their invoices to you directly, and you approve or reject with notes. Bills entered in QuickBooks Online land in a review queue here and you approve them line by line against the job, rather than having them appear silently in your costs. When you pay, you record how — check number, ACH trace, card — so paid-versus-owed ties out to your bank statement and your 1099s are real. Mark something paid without that detail and the app flags it as unreconciled instead of quietly closing the balance.

What it does not do. There is no payables ledger. No vendor aging report, no pay-when-paid logic, no check run, no batch payment file, and no way to originate a bill on the GC side that a sub did not submit. MAGE ID never moves money — “paid” here means you paid it somewhere else and told us.

So: if you need real AP, keep QuickBooks and connect it, or buy something built for AP. If what you actually need is “every cost landed on the right job before I bill for it,” that is what this is for.

Can I switch between tiers?

Up or down anytime. Downgrade to Free and Pro features become read-only on existing data — nothing is deleted, you can re-upgrade later.

What happens to my data if I cancel?

Nothing is deleted. Paid features become read-only on your existing data, and everything you have created stays viewable and exportable. You can export the full archive — every project with its estimate and revision history, plus invoices, change orders, daily reports, punch items, photos, RFIs, submittals, warranties, contacts and subcontractors — at any time, before or after cancelling, without asking us. Re-subscribe and everything picks up where it left off. We do not hold data hostage to force a retention call; there is nobody here to make one.

Try the export on day one, before you trust us with anything. Settings → Data Export, one tap, JSON or CSV, human-readable. It was built before the paywall was, deliberately — proving you can leave is the cheapest way to find out whether the rest of this page is worth believing. What moves in and what moves out.

What about iOS / Android / web?

One subscription works across iOS, Android, and the web app at app.mageid.app. Sign in once anywhere.
